Over 30 years of experience in: Land development, mixed use development, retail tenant and developer representation, and retail shopping center business. He is one of the few Senior Certified Shopping Center Managers in the Mountain West Region. Richard has extensive back ground in commercial real estate, and also a long history of community service and planning.
In 1975 Richard began his career in real estate as an assistant mall manager for the new downtown Salt Lake City regional mall, ZCMI CENTER . He held several positions with Zion’s Securities Corporation including General Mall Manager & Leasing Director. During that period he leased and managed over two million square feet of office and retail space. Richard was involved in the development and leasing of Eagle Gate Office Tower and Plaza, Kennecott Office Tower, Eagle Gate and Gateway Condominiums, and Apartments, the remodel of the ZCMI Mall, and sold several industrial properties in the Salt Lake City, Utah area.
In 1990, Richard left Zion’s Securities and accepted a position as Director of Management and Leasing for Utah and Idaho at Equitable Real Estate Corporation (at the time Equitable Real Estate Corp was the largest private real estate owner in the world). Richard’s portfolio consisted of over two million square feet of properties including office towers, retail shops, industrial parks, office parks, research and development office parks. While working at Equitable Real Estate Corp, Richard was involved with several projects dealing with environmental clean up. He worked with the State of Utah and property companies to aid in the removal of environmentally hazardous waste.
In 1994, Richard left Equitable Real Estate to become an independent commercial real estate broker. He has used his broker’s license with Commerce Properties, as a Vice President. He was Owner and the National Director of Real Estate leases and franchise sales for Nacho Fast, Inc. He also worked in the Salt Lake office of CB Richard Ellis as Associate Broker. In 1998, he was Associate Broker for Prime Commercial, Inc., and since 2005, has been Associate Broker Coldwell Banker Commercial, NRT.
As of 2007 Richard has been involved in the Development and sale of Fractional share Condo-hotel Projects.” More recently, Richard has been involved with the leasing and sales of property with Valley Fair Mall, Jordan Landing Shopping Center, the Point at Lehi, Lee’s Market (Logan, UT), Teton River Village (Rexburg, ID), Clinton Town Center, Spring Prairie Center (Kalispell, MT), Skyway Regional Center (Helena, MT), Hilton Gardens (St. George, Utah) and many more. He represents several national retail tenants including Bally’s, Jared Galleria of Jewelry, Kay Jewelers, Marriot Hotels, Harvest Fresh Grocery Stores, Cash & Carry stores, Pier 84, Tucano’s, GNC, American Family Entertainment Centers and others.
